Oregon site data for civil engineers and surveyors

Know the ground before the site visit.

Click a tax lot for its zoning, slope, soils, public utilities and survey grid. Export lidar contours to AutoCAD or Civil 3D. Draw the site with a building pad, cut and fill and setbacks, and hand it off as a layered DXF and a PDF sheet.

$99 a month for all of Oregon, plus $49 for each extra seat. No card needed for the trial.

Sequence of work

From an address to a drawing, in one browser tab
  1. 01

    Find the lot

Type an address or click the map. The county's tax-lot outline, the assessor details and the zoning come up on one card.

  2. 02

    Read the ground

Slope across the whole parcel in five bands, hillside checks, soils, and the nearest public mains and power lines.

  3. 03

    Draw the site

Open the lot as a site plan. Place the building and paving, set a pad elevation, and see cut and fill, the daylight line and a section.

  4. 04

    Take the files

A layered DXF in State Plane, a two-sheet PDF of the plan, contours as DXF, KML or KMZ, or the parcel report.

Every check on one card
DETAIL 1 · PARCEL CARD · HOOD RIVERSCALE: NTS
Parcel
Outline, tax lot, assessor details, land use, the state zoning class and the city's own zone code where it publishes one, and the elevation and slope at the point. Outlines in all 36 counties; in Union County only within the Upper Grande Ronde basin.
Soils
NRCS drainage class, hydrologic group, water table and septic rating. The septic rating is withheld when it would describe only a minority of the ground.
Utilities
The nearest public sewer, storm and water main, from nine Oregon utilities. Approximate, not a locate: call 811 and verify with the utility.
Power
High-voltage lines within 200 ft, with owner and voltage. Approximate alignment: verify against title and survey.
Survey
Township, range and section, and any Donation Land Claim, from BLM. Reference only, not a survey.
Highway
A state highway within 300 ft, with its milepoints and distance from the centerline, and ODOT's right-of-way maps for that stretch. ODOT publishes no right-of-way width, so none is shown.
Water
OWRD water rights, wells and groundwater restricted areas near the lot.
DETAIL 2 · SLOPE ACROSS PARCELSCALE: NTS

Five bands from under 5% to over 40%, with the acres in each, measured from DOGAMI lidar. Hillside checks flag steep ground, mapped landslides, soils and flood. A check whose source did not answer reads Not checked, never Clear.

DETAIL 3 · CONTOUR EXPORTSCALE: NTS

Pick the parcel or draw a box, choose an interval from 0.5 to 40 ft, and download a DXF in Oregon State Plane, or KML or KMZ.

Map layersOver twenty on the map, each with its own opacity: zoning, flood, wetlands, streams, landslides, slope, hillshade, contours, soils, tax lots, the survey grid, water rights and wells, state highways, power lines and utility mains.

Site plan

A workspace for one lot, saved as you go

Open any lot from the map or from an address and it becomes a full-screen drawing of that lot, with the lidar, the mains and the lines around it already in place.

Draw on the lot

Rectangles, outlines and a pencil. Buildings, paving and areas, plus paths, swales, grade breaks and fences as lines, each on its own CAD layer.

Pad and earthwork

Set a pad elevation and see cut and fill in cubic yards, the balanced pad, the daylight line and a section profile, estimated from lidar ground.

Setbacks

Front, side and rear setbacks and maximum coverage, with the buildable envelope and its checks. Setbacks as you enter them, not the city's code.

Several lots, one site

Adjoining tax lots merge into one site with the old lot lines kept dashed. Lots across a street or alley stay separate pieces.

What's already there

Contours, utility mains, power lines, the survey grid, wells and state highways drawn around the lot, and carried into the files where their sources allow.

What's in the DXF

AutoCAD R12 ASCII in Oregon State Plane North or South, international feet. Every source sits on its own named layer, so you freeze what you do not need, and a layer is written only when it has something on it.

What's been filed next door

The subdivisions, annexations, site plans and building permits filed near your sites come with the same plan, with hearing dates: 79,000+ filings, building permits from 28 cities and counties and land-use filings statewide. Put an alert on a city, a county or one lot and hear when something is filed.

General notes

Read before use
  1. All data is screening data from public sources. It does not replace a field survey, a title report or a geotechnical report.
  2. Utility mains are approximate and are not a locate. Call 811 and verify with the utility. They appear in downloads only where the utility's terms allow.
  3. Parcel outlines come from county assessors and regional governments in all 36 counties. Union County's cover only the Upper Grande Ronde basin, and Grant County's date from 2016.
  4. Slope and hillside checks never say buildable. A check whose source did not answer reads Not checked, never Clear.
  5. Cut and fill are estimated from lidar ground: a screening figure, not a grading plan.
  6. Setbacks are as you enter them, not the city's code.
  7. Township, range, section and Donation Land Claims are BLM reference data, not a survey.
  8. Highway distance is measured from the centerline. ODOT publishes no right-of-way width, so none is shown.
  9. Power lines are an approximate alignment from HIFLD. Verify against title and survey.
  10. Nothing found means only that the source reported nothing.

Questions
Does it cover my county?

Parcel outlines cover all 36 counties, from county assessors and regional governments. Union County's cover only the Upper Grande Ronde basin, and Grant County's date from 2016. Lidar, soils, flood, the survey grid and the other statewide layers work wherever their source has data.

Can I bring the contours into Civil 3D?

Yes. Contours download as a DXF in Oregon State Plane North or South, in international feet as Oregon law specifies, with index and intermediate contours on their own layers. Site plans download as a layered DXF too. Contours also come as KML or KMZ for Google Earth.

Is the utility data a locate?

No. It shows the public mains a utility publishes, approximately, so you know which utility to call. It is not a locate: call 811 and verify with the utility. Where no utility publishes its mains, the card says so rather than showing nothing.

Where does the data come from?

Public sources: county assessors, the cities' and utilities' own map services, and state and federal agencies such as DOGAMI, OWRD, ODOT, BLM and NRCS. Every check names its source, so you can check it yourself. It is screening data: it does not replace a field survey or a geotechnical report.

Can my team use it?

Yes. The $99 plan includes one person, and once you subscribe you can add seats from your Team page at $49 a month or $490 a year each — two people are $148 a month, three are $197, up to 20 seats. Everyone gets their own sign-in and the whole product, and site plans and projects can be shared to view or to edit. Need more than 20? Email support@zonenotice.com.

Is this an official record?

No. ZoneNotice is not affiliated with any city, county or state agency. It is a faster way to read what they already publish, and every record links back to its source.

Can I cancel?

Any time, from your own billing page — two clicks, no email and no phone call. The trial takes no card, so there is nothing to cancel if you decide it is not for you. Once you do subscribe the plan renews automatically at the same price until you cancel, and cancelling leaves you with access to the end of the period you have already paid for. There are no refunds.
